*   schedule private viewings at times convenient for you and your family. With agent representation, you don't need to visit open houses

*   walk you through each home to showcase the things you see and some you may not notice. We will discuss which boxes each house checks and what can we do about the boxes it doesn't check. Sometimes, an inexpensive tweak or improvement might be the answer

*   help you make a solid offer. I'll assist you in the process by comparing other listed and sold properties in the neighbourhood

*   draft the offer documents and explain every single clause to make sure you understand the process

*   draft important clauses in the offer document to ensure your interests are protected. It's not just about the price. How much time do you need to secure financing or sell your existing home? Are there items in the house you want included in the sale? Minor improvements you want the owner to take care of? As your agent, I will assist you to make sure your needs are taken care of

*   utilize my negotiating skills to help you with any counter offers and back and forth conversations with the sellers

*   help you navigate the complexities of the next steps, such as obtaining a mortgage, working with lawyers, home inspectors, movers, and associated additional costs such as land transfer taxes, etc
